Some high level costs from my renovation quote

Hi gang! I am still waiting to find out from the lender if my financing has been approved….over the last week i’ve had to answer about 100 questions. It turns out they want to know allll the details around money we’ve made on property previously and my exit plan which makes sense given i am borrowing a huge amount of money but it’s all made me feel super apprehensive!

Anyway, i’ve completed all the paperwork now and the valuation is booked (i got the house for £120k under asking so not worried about this aspect) and just got to cross everything that my financing is all approved this week (they said i should know in the next 48 hours).

In the meantime i’ve been dissecting my builders quote to see if it’s more economical to outsource certain aspects and i thought i’d share some of that thinking here. Also want to mention, i won’t be sharing my total spend on the house until after i sell it as this feels like i’m opening myself up too much given someone may view/offer who reads this!

Ok let’s get into it (and hopefully this is helpful incase you’re thinking of getting any of these things done).

First of all the things i thought were good value:
